Baltimore Commercial Roofing

Baltimore, a city in the united states of America, is identified with outstanding commercial roofing services. The city was earlier known for manufacturing, and right after the downfall of the manufacturing sector of business, it embarked majorly to service delivery. It has firmly over the years set its base and hosts top commercial roofing contractors and companies. Weather conditions in the region have necessitated investment in commercial roofing, making a niche for the business to thrive. With numerous developments, the sector has improved.

Industrial and commercial roofing

Industrial roofing is differentiated from the residential roofing as it uses materials that withstand harsh conditions. Commercial roofing adapts various systems of construction. They include single-ply, modified bitumen, concrete e.t.c. Clients visit contractors whom they invite on-site to determine and advise on the best method to adapt. Single-ply is broken down to, PVC, TPO, and EPDM, and the various systems appear below.

Modified bitumen roofing

Baltimore contractors also consider modified bitumen, used in low slope roofs. The asphalt forms a membrane on the roofing that offers weather-resistant characteristics. Asphalts, standard torch method, and cold adhesive method are the various methods of installation. Modified bitumen is flexible and has a high capacity of expansion and contraction hence more durable and easy to repair. However, due to its black color, bitumen absorbs heat other than offering the capacity of heat reflection required.

Commercial roofing types

Baltimore has also embraced different types of commercial roofing. The various systems, after evaluation, they are confirmed suitable for different types of commercial buildings as per the building’s purpose. The various roofing types include metal roofing, shingles roofing, tile roofing e.t.c.

PVC roofing

PVC is an industrial produced synthetic plastic polymer which has been linked to several uses in the construction industry. One of the uses,PVC is identified as ideal for commercial roofing. Many commercial roofing sectors has preferred the use of PVC due to its advantages.

PVC is produced in two forms, rigid and flexible form. PVC is mainly considered due its lightweight that eliminates the need for reinforcements, flexibility and has a recommendable resistance to ultraviolet rays. Commercial roofs with the PVC material has hence offered buildings a well-regulated condition within the building saving the extra cost of conditioning.

TPO roofing

TPO roofing comprises of a white reflecting membrane that is manufactured in sheets. TPO is also well known and widely used in Baltimore as it is known to last to up to over 30 years. TPO is also manufactured in different ultraviolet reflective colors that keep off the ultraviolet rays. The rays causes uncomfortable conditions within the building and using TPO saves one the cost of trying to achieve a good condition in buildings. They are also flexible and highly resistant to tear owing to their flexibility.

EPDM roofing

EPDM is a type of commercial roofing system that makes use of synthetic rubber. EPDM has been known to offer all-weather exclusion characteristics, and this has increased its use in Baltimore. The ability to exclude the weather without necessarily having to modify the roofing system is a plus to EPDM roofing. EPDM can be installed in different ways that include mechanically attaching or ballasting with the roofing system seams.

Metal roofing type

Metal roofing is the act of joining metal pieces. The commonly used type of metals includes copper and steel. Compared to other roofing systems, metal roofs can span up to 100 years maintaining their structural stability and integrity, and this qualifies it as a preferred roofing system. The roof is strong enough and resists the significant effects of wind forces and hailstorms.

Metal roofing’s are also easy to maintain by introducing coatings. The coatings are responsible for protecting the metal from rusting increasing durability. Ceramic coating, purposed to boost the heat-reflecting capability of the metal, is applied to maintain the metal too. With only the disadvantage of high expense, it is still advisable to use metal as it’s lasting exceeds the rest. Materials used can be recycled and hence environmentally friendly.

Shingles roofing type

Shingles are available in the market in different material types. The various kind of shingles includes wood, metal, slate, plastic, and asphalt shingles. The shingles structure is put together by overlapping the different chosen elements. Shingles are preferred as they offer a waterproof surface. This property ensures protection from leaks that may interfere with the other underlying roof members.

Tile roofing type

Mainly made of clay and concrete, tiles are also commonly considered in roofing. Slate is also used to make tiles. After installation, tile roofs require fewer maintenance standards and hence ideal for commercial roofing. Tile roofing offers a leak-free surface and is recommendable.

Commercial roofing repair and maintenance

Commercial roofings are designed and constructed as flat roofs. Flat roofs are prone to leaks and require frequent fixes to boost their functionalism. Baltimore profitable niche of roofing services, apart from installation, they have strategized on craft responsible for repairs to maintain the authenticity and structural function of the roofs.
The damages on the roofs are likely to be caused by various factors as harsh climatic conditions. The costs can also be due to chemical reactions of reagents from the industrial, commercial buildings.

Roof replacement

In commercial roofing, wear and tear are almost inevitable; hence, people strategize on replacing. Baltimore advancing companies have well mastered their quality skills and are ready to replace your roof as a whole or part. The replacement may involve replacing the initial material used as a different material may offer better characteristics.

There has been an improvement in designs and installation techniques, too, and clients may also be after the change. Replacement to the modern-day design will ensure a longer span of the roofing service.

In conclusion

Commercial roofing has taken up a big part of Baltimore’s market. The development has hence attracted healthy competition to the various companies present. Innovations, therefore, have increased and advancement in the designs improving the commercial roofing sector. Many commercial buildings have also been transformed creating a serene environment for the ongoing activities.

COMMERCIAL FAQ

The answer to this depends on several key factors. The first of which is the size of your commercial roof. A 5,000 Square Foot roof will take a much shorter time to complete than it will to tear off and replace a 450,000 Square Foot roof. Second, does your roof have one layer or multiple layers? Multiple layers will likely add more time to the duration of your roof replacement. Other factors include the scope of the project and all of the components that need to be replaced. Third, the type of roof that you are looking to have put on is important. A roof coating can be directly applied over your existing roof and is the least disruptive. A coating would likely take less time than it will to tear-off and replace a TPO or rubber roof. Weather also plays a crucial role as Mother Nature can dictate if a project needs to be rescheduled. Prolonged storms could push the project’s completion date back.

Mother Nature is very unpredictable, and can disrupt even the strongest roof. Excessive winds & hail stones can penetrate and impact your roof. If left unrepaired, minor leaks and punctures can turn into major leaks or catastrophic roof failure. The best option after any storm is to schedule a free storm damage roofing inspection to have a professional provide an expert opinion. It is a good idea to have a roof inspection at-least twice a year for your commercial roof to check on its health bi-yearly.

When your flat roof starts leaking, that can serve as the most visible symptom that something in your roofing system is broken. If you have a newer roof, a leak may just be a minor and inexpensive fix. However, as a commercial roof ages, it becomes more brittle and vulnerable to the elements. It becomes more susceptible to each storm that passes through. One major wind storm or hail storm can cause catastrophic roof failure. The older a roof becomes, the more difficult it is to safely repair it. In some cases, repairs to aging roofs can cause more damage, and are difficult to guarantee as the patch may only hold for a short while. Not all roofs require full roof replacement, and some older roofs can qualify for roof restoration, which means having your roof spray coated which can extend the life of your roof for 10 or 20 years. A roof coating can cost 50% less than having your roof fully replaced, and is a strong option to consider for many.

What Should I Look For in a Commercial Roofing Contractor?

Should I Choose To Replace My Roof Or Restore It?

How Long Can a New Commercial Roof Last?

Not all commercial roofers have the same level of expertise or experience. The roof on your building is one of your most valuable investments, and keeps your tenants and their inventory safe. A leaky roof can disrupt a business’s day to day and damage valuable inventory. Moreover, a commercial roof replacement is an involved process, and the more efficient your roofer is, the quicker they can get out of your way and allow your business to resume normal day to day functions. You should consider a commercial roofers previous customer reviews, their gallery of flat roof jobs, their experience doing commercial jobs, the warranty, price, and the materials they are proposing to use. Quality and reliability of a commercial roofer are two of the most important factors.

This is an excellent question – with many building owners and property managers not even realizing that roof restoration and roof coatings are possible! In many instances, not all commercial flat roofs, low slope roofs & commercial metal roofs require being fully replaced! The solution is to have a roof coating applied over-top of your existing roof, restoring it, and providing it an extended 10 or 20 years lifespan. Roof coatings are less disruptive than having your roof entirely replaced. Roof coatings can also save you as much as 50% as compared to having your roof entirely replaced. Unfortunately, not all roofs are candidates, particularly if your roof has suffered extreme hail damage. This can be discussed during your free inspection.

This will depend on the type of roofing system that you decide to have installed on your building. Roof coatings, TPO, metal, rubber and rolled roofs all have different lifespans that we can discuss with you during your free inspection. Climate and environment can also play a role in the lifespan of your new commercial roof as hail and excessive wind can both wear down and break your roofing system. Lastly, the roofing contractor’s craftsmanship can impact how long your new roof lasts, as a contractor that does not adhere to manufacturer code and guidelines can not only void your warranty, but significantly decrease the lifespan of your roof.
